Agent:
Vicinity Realty Services, Inc. acts as agent of vacation rental property owners.
Deposit for confirmed reservation:
A 25% deposit of rental charges is required to secure your reservation. We must receive payment of deposit by personal check, money order or credit card within 7 days of initial booking. Once it is received, your dates are officially reserved.
The balance of the rental payment is due 30 days prior to your scheduled arrival, otherwise the booking may be cancelled and the deposit forfeited for non-payment. Returned checks will be charged according to Florida Law. There is a $25.00 fee per returned check.
Security Deposit:
A hold is placed on your credit card to repair any damage that may take place during your stay, normal wear and tear excepted. Missing/stolen items from the unit will be replaced and charged to the damage deposit. We also offer a $49 damage waiver insurance, with coverage up to $1500.00 for your convenience.
Cancellation/Refunds:
We automatically add travel insurance to all reservations through Travel Guard unless you specifically decline the insurance.
Once received, the deposit is non-refundable. The first day of the rental, there will be no refunds for any reason. No credit will be given for shortened stays due to late arrival or early departure.
No refunds will be given for cancellation or interruption that occurs due to any weather condition.
Check In & Check-Out:
Check-in is anytime after 3:00 pm.
You will receive a code for a lock box with your final confirmation after all payments have been received.
Check-out is 10:00 am.
All keys must be left in the unit. There will be a $25.00 fee per key lost or not.
All units are inspected before and after each occupancy. As each unit is privately owned we ask that you maintain it as if it were your own.
CHECKLIST:
Place all debris, garbage, and discards outside in proper containers.
All dishes used must be cleaned and put back in their place. All units are self-catering.
Towels may be left on the bathroom floors, and beds may be left unmade.
Leave unit in neat and orderly condition ($50.00 minimum fee for any extra cleaning needed.
Lock all windows and doors.
Turn air-conditioner to 79 degrees and or heat OFF
All units are self-catering units. Vicinity will supply 1 roll of paper towels, 1 roll of toilet tissue per bathroom and small personal soaps for
your convenience upon arrival.
Other Important Points:
We mutually agree to the following:
§ The property will not be occupied by more people than we have specified in the rental agreement.
§ You will not allow dogs, cats, or other pets onto the property without owner/manager’s written permission.
§ Smoking is not permitted inside. A $250 charge will apply if evidence of smoke is in the unit.
§ Neither you nor your guests will use illegal drugs on the property.
§ You will take care not to play excessively loud music or otherwise create a nuisance to the neighbors. The Sheriff’s department strictly enforces a noise ordinance that begins at 10:00PM.
§ You will notify us promptly of any damage or problems that arise.
§ Unless there’s an emergency, we will notify you 24 hours in advance prior to entering the property during your rental period.
§ Guest acknowledges that this is NOT a tenancy for the Property. The Property is not rented for long-term residency and is taxed and treated as a transient occupancy, akin to hotel accommodations. Property laws do not apply to the license granted herein, and the Guest may be removed as a trespasser immediately upon termination of this license.
§ Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund, and Guest will be held liable for any damages to the Property, contents and grounds.
- HOUSE PARTIES ARE STRICTLY PROHIBITED AND GROUNDS FOR IMMEDIATE EVICTION.
- Guest indemnifies Vicinity Realty Services, Inc./Vicinity Vacation Rentals from and against any and all liability, loss, damage, and expense including reasonable attorney fees and disbursements arising from injury to persons or damage to rental property; occasioned by the failure of the property owner to comply with any provision of law or this agreement; occasioned by any act of omission of the property owner, or property owner’s agents, servants, or contractors’ or, occasioned by any act of omission, with the exception of such acts or commissions constituting gross negligence or willful misconduct or Vicinity Realty Services, Inc., its agents, servants , or contractors when acting as an agent for the property owner as provided herein. Special risks may be involved when using pools and/or hot tubs and guest assumes all responsibility for himself/herself and their guests and for the consequences of those at risk. Guest agrees to waive any claim whatsoever and hold harmless Vicinity Realty Services, Inc. and property owner for accidents and claims resulting from accidents and or injury arising from use of the rental property and any of its equipment, porches, decks, stairs, parking area, elevators, etc.
Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
